I need a private money lender for a cash out refi!

I have two houses in Alabama that I want to cash out refi on. Both houses are paid off and should appraise for around $230k combined. Most of the local banks in my area are wanting 5/1 at 6%+ rate and only a 20 year AM. I am looking for a fixed rate for 30 year term or something that makes more sense to me. If anyone could point me to a lender that does business in Alabama or private money that would be interested, please PM me. Thanks!

side note: both of these properties are inside my LLC.
