Looking for JV (Fix & Flip)

Hello, I'm located in Sunny South Florida (Fort Lauderdale). I would like to begin my journey into fix & flips and am looking for a JV Partner. I've been in retail real estate for about 8 years and own my brokerage firm. However, I am extremely excited to begin investing in fix & flip properties. Hi there!  My partner is from Florida and has strong ties there and we are looking for money partners for flips.  

We live here in WA state however part of our strategy is flip here in WA and for every 4th one we flip take proceeds and buy and hold in other states where properties still cash flow nicely.  

We would be open to flip in FL if it was the right deal or perhaps partner in on a multi property venture for some cash flow.
