Leasing to Personal Care | Assisted Living Facility

Hello BP...I just acquired a 3/2 home in Macon, GA that I'm interested in leasing out to a licensed operator to use as a personal care home.  (It'll be considered personal care as opposed to assisted living because of the size).

I have two interested parties who would like to rent it out, but my dilemma at this point is actually figuring out just how much to charge for rent, in addition to what I'm responsible for making adjustments on as the owner.  It still needs to have the ramp added.  I've already been advised that because it can serve 4 clients max and the size of the home - that it can be used for this purpose without any zoning issues.

I'd ideally like to do a commercial NNN lease where the operator handles everything, but would love to speak with someone else who has already done this to see what they've successfully implemented in the past.

Has anyone ever done this in Macon-Bibb County, or in GA overall?
