What keeps you going?

Question

Don't get me wrong, I am never giving up.  However, sometimes this industry gets to me.  There are times, dealing with truly just bad people, that makes me wonder why I do this to begin with.

I always go back to my "why", listen to motivational audio book, or journal about my struggles.  It always helps.  But I'm looking for anyone else out there that deals with these struggles (horrible people that will do anything to get you to fail).  This can be bad tenants, real estate/business partners, vendors, agents.

Some positive pick me ups would be much appreciated!

You actually have a lot more control over these issues than you think, especially being in real estate. It’s a career where you can create wealth, and control much of what goes on.Bad tenants & bad business partners can be vetted early on. I’ve actually found it to be more difficult dealing with people at a typical office job! Or go to the construction industry and see how quickly you get fed up with it. I don’t know your exact situation so I apologize if I’m not as understanding, but I’ve done the desk job, the construction and project management, and I had a much harder time then.

But to answer your question… my family keeps me going. Because regardless of your line of work, there are tough times. It’s not all about me anymore, and if I can provide stability and freedom for them, then I’ve done my job. And real estate has proven to me that it’s a good way to achieve that.

Hey Kyle,thank you for your honesty and transparency. What keeps me going is two things, but I’m relatively simple.

First is my daughter. Not because I want to spoil her rotten, but I want her to see her dad fight like hell for something he wants. And I want to be that example for her, which I never really had in my own life growing up.

the second is a question I regularly ask myself, “Compared to what?” Yeah, this client that I’m working with as an agent is a major PITA, but compared to what? Is it a bigger PITA than working the 9-5 that I hated? Or not having the flexibility that I do now as an agent/investor to be with my daughter? No, dealing with this client is definitely easier than dealing with those things.

Just my two cents. And I hope you find the answers you’re looking for.

Hi Kyle,

[1] I doubt they are doing (IT) to get YOU to fail.

Most likely they are doing (IT) to get themselves something instead.

So changing just that perspective might help you to sail on the choppy waters of life better.

Like a game, some people cheat, and act dishonorably, and in my experience (most) who do this get weeded out quickly.

Someone told me once, PTSD comes partly from experiencing things as you expected them not to be. Where if you had anticipated things to be a certain way, and they were, the PTSD might not have been so severe.

I have no idea if this is medically true or not, but it seems useful here.

If you lower your expectations then those who act honorably will surprise and delight you.

For instance I always suspect a large barking dog will bite me--I'm ready for it--and when it doesn't happen--I'm glad, and happy.

Filter out the fish food and surround yourself as much as possible with "Good" "Dependable" people--which may take a few years to do, but once it's done, it's done.

There are bad actors in all walks of life.  This is especially true for real estate because there is a very low barrier to entry.  That's just part of it.

On the flip side, the most generous and caring people I've ever met can be found at investor meetups.  People are usually genuinely interested in you and excited to help you along the way.  Find yourself a meetup and find a tribe!

Real estate is my ride or die.

When a tradesperson does me dirty they get bad reviews and I never hire them again. Luckily, most of the people I deal with are decent; it's amazing how many tradespeople enjoy working with me but I reckon it's because I'm super nice to them and pay them quickly.

When a tenant sucks I get rid of them. I bought a few properties from a guy 10 months ago and one of the properties (a 4-unit) had the Suicide Squad living there. All law-breakers. I've given three of them 30-day notices and one's out, one has a date with the constable tomorrow and the third will be out at the end of the month (if he's smart).

If you have a bad tenant don't accept their nonsense - instead tell them, "Bye, Felicia" and don't renew the lease.

Crap happens in real estate but much of the stress can be removed when you get rid of the bad tenants/tradespeople and replace them with good people.

I'm pretty good at placing solid people in my rentals and I deal in C-Class.

Most agents suck and I have considered getting my license so I can view properties faster. So if you have had trouble with agents (you alluded to it) consider getting a R.E. license.

Again, get rid of the clowns and be selective with who you have move in. Scour their social media to make certain they're not drama central.

And most tradespeople will recommend other tradespeople they like working with. When this occurs I read online reviews and if all looks good I give them a try.

What keeps me going is the first few days of every month when my tenants bless me with monthly rental payments. I can deal with some stress and drama because in the grand scheme of things these people are paying off my properties and are making me a wealthy puppy. I would much rather invest in real estate and work for myself than work a 9-5 for someone else and make them wealthy.
