question regarding a maintenance concern

I have somewhat of a dumb question regarding a maintenance concern. I have a tenant in my single-family home who has recently purchased an electric vehicle.

In the laundry room, there are two dryer connectors one for gas and another for electrical dryer. The tenant currently uses a gas dryer dryer connection for the dryer, however. He is using the electric dryer connection to charge his EV. In order to charge his EV he bought a heavy duty extension cord that's designed for EV's. At the moment they are currently plugging and unplugging the extension cord and dragging it from the laundry room area across the hallway into the garage, with the garage door open during this process. I was not aware of this setup until I conducted an inspection earlier this week.

My concern is about something bad happening or something breaking or someone getting hurt by tripping over the cable, etc given the current setup.

Therefore I wanted to get your opinion if I should go out of my way pay to have an electrician install a dedicated EV charging outlet in the garage on its own GFCI circuit? I would definitely consider doing this option around their renewal time and use it as an incentive to extend the lease. (right now they have 14 months left before lease terminates) Or, should I not do anything at all and just leave it the way it is, or should I split the cost with the tenant in order to get the plug installed in the garage.

 The cost of the EV outlet installation is round $800-$1200.

WHat would be the best option in this case?
