Tenant Request to Paint Interior – Seeking Input
Hello,
We have a manufactured home in a rural area that we’ve been renting out for about a year.
A few days ago, the tenant asked if they could paint the interior of the house in a blue/greyish color.
We had repainted the interior white just before they moved in, so the paint is still relatively new. I asked why they wanted to change it, and they explained that the white walls get dirty easily (they have two children), and the all-white look feels too plain.
They also showed us photos of a home they painted for their parents, and it actually looked quite nice—so we’re open to allowing it.
That said, we think it would be wise to draft a short lease addendum in case we want them to repaint it white when they move out, or to clarify expectations.

We allow tenants to repaint the interior of the home, provided a few conditions are met. Tenants must inform us of the brand and exact color name or code of the paint they intend to use. This helps ensure a quality product is being applied and gives us a record for any future touch-up needs.
Before proceeding with the entire home, tenants are required to start by painting one room. Once that room is completed, we will inspect the quality of the work to ensure it has been done neatly and professionally. Approval to continue with additional rooms will be based on that inspection.
Upon move-out, we reserve the right to require tenants to return the interior walls to their original color, depending on the condition and appearance of the painted surfaces at that time.
