Returned/Undeliverable Security Deposit Letter
Not sure if this belongs here or in Legal, but anyway....
I mailed out a returned security deposit (via certified mail), but the former tenant never picked it up/signed for it so it was returned to me. I notified the former tenant of this, so they are now wanting me to send it to their parents address where they currently reside. Note that I sent the original via certified mail within the required amount of time for our state (FL). I'm not sure why they gave me the initial address in the first place, but I suspect they were temporarily living w/ a friend or boyfriend - but I digress.
My question is: What is the best way to re-mail this out to the new address and ensure I am covering myself? I had to take a significant amount of their security deposit due to damages/unpaid late rent fees, so I obviously don't want them to get that back b/c of something I did technically/legally wrong in the re-mailing of this letter. I am thinking of again sending it certified, but I'd like some guidance as I should either:
1) basically just drop in the original letter unopened in a new envelope showing that the original was sent certified and when it was postmarked, etc... OR
2) should I hold on to the original letter/envelope with the postmark, and just send a fresh, reprinted letter?
In my 10 years of property management/owning up to 8 units, I've never come across this situation, but I don't think it's overly unique. Thanks in advance for any help you can provide!
