When y are analyzing a oushort term rental property what percentages do you use for Repairs & Maintenance, Vacancy & Capital Expenditures. Is there some things I can read? The STR is in Hampton, Beach, NH.

You can read this forum! There is info all over it covering this kind of data.

Each of these data points will be specific to your market. Personally we don't put a ton into repairs but more into maintenance. Keeps repairs at bay.

CapEx isn't something I worry about either as we have been up and running. I don't plan to upgrade anything unless it breaks.

We keep about a years worth of mortgage payments in reserve for just in case expenditures. It is in a high yield account earning currently 4.5%

Some of these numbers depend really. How old is the property? How old are the major parts of the house; hvac? Roof? Appliances? Hot tub? Water heater?

I just did an underwriting class to show how I underwrite my deals and help clients. It’s fairly simple and I build a proforma from scratch. it won’t let me paste the link here, but the video is up on my YouTube channel under videos. @leslieannemorris
