Mutliple STR Units - Property Management Pain Points

Hello! I am new here but hoping to learn from this group. For those who are managing multiple properties, what would you say are your biggest pain points? Would you say guest communication is one of them when you are in charge of multiple properties? Are you using any particular software you recommend for handling guest communication? I want to get a better understanding of the bigger pain points that property managers face and if any current tools would be recommended for addressing those pain points. Any insight would be extremely helpful. Thank you!

I only own 3 STRs and I manage them 100% myself (other than cleaning) so I'd say guest communication is actually the easiest thing for me.  Get a good channel manager and communication is just automated.  I use iGMS but people also use Guesty and others.

For the me the absolute loose cannon is cleaning.  Finding reliable and consistent cleaners is tough.  My last cleaning company would not do same-day turnovers (eyeroll) even though I have multiple sets of sheets for each bed.  That's tough during the busy season since it takes away from revenue blocking one day in between.  Managing cleaners is also really difficult unless you can do a walk-through after each clean.  I've had cleaners leave the front door open, leave feminine products on the floor of the bathroom, forget to clean a whole room...
