Realtor Looking to Learn About Becoming an Investor

Hello, my name is Rose, and I am a realtor who is looking to learn whatever I can about real estate investing.  My initial goal is to partner with an investor so that I can assist with finding him/her investment properties.  My ultimate goals is to become an investor.

Welcome to BiggerPockets and good luck accomplishing your goals. Feel free to ask any questions that you have here since this is a great place to learn so much from other investors. I would suggest going to local real estate meetups so you can begin to network with other investors and find some that you are interested in working with. Since you have access to the MLS, try seeing if you are able to locate a deal on there, run an analysis on it, and bring that property to an investor. If you are able to bring them deals that interest them like that, then there is a high probability they would be happy to teach you and work with you as well since you are bringing them value.

Representing an investor will teach you all you need to know. Get them in a flip property, run numbers with them, explore lending options with them, and ask if you can project manage the rehab.

1. Identify: What are your goals and objectives? Are you looking for a partner who can help you find deals, finance them, manage them, or provide other skills and resources?

2. Networking: Attend local real estate events, join real estate investment groups, and connect with other investors and professionals in your area. Let them know what you're looking for and what you can offer. This way, they'll know that it's not just a one way street.

3. Connect with investors and Brokers: Real estate brokers and agents are often well-connected and may know of potential partners or investors who are looking for opportunities to invest in real estate. You'd find this very beneficial in your search.

4. When you find a potential partner, it's important to be transparent about your goals, expectations, and abilities. Discuss the details of the partnership and ensure that you've established clear expectations. Create a written agreement that outlines each person's roles, responsibilities, and expectations. This can help prevent misunderstandings and ensure that everyone is on the same page.

KiKi, Hello! I am thinking about investing in possibly single family residential homes and/or raw land in the Columbus, Georgia area. My current goal is to partner with an investor in my community to assist with locating deals for the investor(s).

Welcome @Rose Kennedy. I'm an investor who is also licensed. I did close to 30 deals before I became licensed. I paid a mentor to show me everything about REI. For years I used my license to only with investors - and only on referral. Recently, I stopped accepting new clients and only work for my passed, repeat clients or on my own investments.

I'd highly recommend learning all about the - almost endless ways to invest in RE. That will validate you to serious investors, often those who are full time and pay cash for 1-2 properties a month. But be willing to do the work. I was willing to show these full time investors 30-40 properties a week for fix and flips. And for long term holders, I marketed to FSBOs and outside of the MLS to find off market deals. Which were often, but not always - below market or needed a creative way to finance them.

I would recommend networking as much as possible while educating yourself through the BP book collection. I would also work towards finding a mentor that is an established real estate investor. I believe your goal is very achievable. Do not get stuck in the analysis phase, when you find the right deal take action!

Totally agree with this, being a realtor is just another 9-5 job, it's important to buy real estate yourself as well!
