Officially stepping out of my bubble and hoping to play with a team.

I've had my head in books, scoured the web for every new term, researched the nitty gritty of any claimed new strategies I'd never heard of, been ripped off on a couple force fed guru "best way" webinar sales, backed out of a deal where they tried to stack the cards against me in a very sneaky way, passively attended a few meetups, talked to numerous lenders and even enrolled to get my Florida agent license.

It's time to build or join a team I figure. Maybe putting myself out there will attract likeminded and honest people that understand that success lies within community building not deteriorating. Encouragement not deviation or misinformation. Sharing knowledge vs distract with fake news. I've experienced enough blatant shady practice lately that I pondered another direction, but I've never been much of a quitter and can't continue to call these slimy b****rds out on their crap.

Anyone willing to throw a word of advice or two, pass down some deal overflow, need some legwork or even a random favor; please let me know.

Cheers and thank you in advance,

Jeremy Shrivetime

Two of the most common strategies are House Hacking or Live In Flips. Either one is a viable option for starting in investing. You can also buy a SFH or duplex to rent as this is also a common way to start. It will really depend on your goals and risk tolerance.
