New Member Looking for Opportunities in Virginia

Currently on Long Island, but looking for opportunities in the Shenandoah Valley, Virginia - single family and up to four units to use as rentals.  Not up for the additional work of renting to students (yes, I know the money is nice).  I'm doing a 1031 from a single-family home here.   I've found two places in the 300-350k range; now I just "need" one more in the 200-250k range - probably a 2br/1.5 bath.  I do almost all of my own work - plumbing/electrical/sheetrock/carpentry/ and a little HVAC.  I prefer multi-families, but they are not as common in this part of the country.

Looking for any intelligent advice, educated opinions, or smart/novel suggestions.  Bought my first house in 1990.  Redid the whole house and sold it two years later.  I've been doing and learning ever since.
