Short term rentals or buy and hold passively managed

As a realtor in Las Vegas I’ve seen my clients grow their wealth over the years. I’m open to other markets that make more sense. I’m looking for either short term rentals that produce cash flow in places I like to visit, East Tennessee, lake properties or beach properties in the south, ie Virginia, North Carolina or South Carolina. I’d also consider long term rentals in places that have low housing costs with a good rental return. In these areas I’m not looking for appreciation as much as good rental income. All of these would have to be managed by a trustworthy professional with a strong track record.
