FL Investor Looking to Network — STR, Flips, Wholesaling

I’m new to the forum and am based in Delray Beach, FL. I'm planning to invest locally (West Palm area) but also open to cash-flowing markets within a couple hours’ flight or drive.
A bit about me: I’ve been in commercial construction project management for 5+ years, working on everything from luxury multifamily to hospitality to office space — both on the GC and subcontractor side. On the personal side, I’m a serious DIYer — I’ve helped friends and family renovate homes for years, and love the hands-on aspect of real estate.
Right now, I’m deep into the Airbnb space and close to locking up my first deal! I’m also exploring wholesaling and fix & flip opportunities, especially in and around South FL or other investor-friendly markets nearby.
One nuance I noticed when using the STR calculator with AirDNA revenue:
The cleaning fee is already baked into the revenue number if they've been tracking property for 365 days, so if you also add it under the "cleaning fee income" line item, it double counts it. Make sure to only include cleaning as an expense, not both — it threw off my numbers the first time. Has anyone else come across this?
