My name is Mike, and I'm a retired military member and currently a realtor here on the beautiful Emerald Coast of Florida. I've founded my own company, Prime Property Emerald Coast, and I'm looking to shift my focus from just selling real estate to actively investing in it. I've seen firsthand the potential for building wealth in this area, and now I'm ready to learn how to do it for myself and help others do the same.

My goal on BiggerPockets is to learn how to properly analyze deals and acquire my first investment property, likely a house hack or a small multifamily property, within the next year. I got interested in real estate investing because of the financial freedom and long-term security it can provide, and as a realtor, I feel like I'm already in the perfect position to leverage my local market knowledge.

As I begin my journey, my first question for the community is: For a new investor looking at the Emerald Coast market, which specific neighborhoods or zip codes are known for being particularly investor-friendly for long-term rentals, and what are some of the key metrics you look for when analyzing a deal here? I'm eager to get your feedback and learn from your experience!
