Scottsdale Homeowner looking to sell and invest in my first 4-plex to house hack

I moved to Phoenix from New Mexico in 2014. In November of 2015 I purchased a single family home in Scottsdale, AZ. In 2019 my wife and moved to DC after I took a promotion to run my federal agencies national recruitment program. We hired a property manager and leased our home for the two years we were in DC. After moving back we did an extensive renovation. The renovation was completed in 2023. In January this year I was placed on paid administrative leave with plans so be RIFed (Reduction in Force) due to the current administrations stance on DEI. My 17 year career with the Feds came to an end on April 7th. 

We are blessed to be financially stable for a while and my wife works full time. We are contemplated selling our home to fund the purchase of a multi-family property near downtown Phoenix. Our plan would be to house hack one of the units. I've spoken with Wells Fargo Home Mortgage as they have been the lender on our current home and the previous home we had in Las Cruces, New Mexico. We have an agent we plan to use for the sale of our home but would be interested in finding a local agent that also invests in multi-family properties. Also looking to get more information on lenders that would fund the purchase of the property with us putting 20-25% down without needing to qualify based on income (if possible).  I've never been unemployed in my life so it's been a mental challenge for me to pursue this dream of ours knowing lenders may be unwilling to finance us due to me being unemployed. We would be looking for a lender that would allow us to utilize rents to cover the mortgage payments. I am interested in ay referrals, guidance or insight you may have
