Hi everyone 👋,

I’m Shahab, recently moved to Dallas and working as a Transformation Consultant. I’m passionate about real estate and currently focusing on learning and investing in duplexes, triplexes, and fourplexes.

If you’ve done deals in small multifamily properties and have tips, lessons learned, or resources, I’d really appreciate hearing from you. 🙏

You're in the right place.

For the longest time around DFW it seemed 2-3-4s were tough for good investors to buy at the right price.  I'm starting to see better pricing on some duplexes, although most of them are in rougher areas of town.  Probably class C properties in C neighborhoods.  We don't have a lot of 3plex...some 4 plex, but seems like 95% of the time the prices vs rent make no sense.  Don't be afraid to look at single family and put that in your mix.   You may find even better deals in that segment.

Advice--don't buy anything with central boiler or aluminum wiring.  Be selective on where you buy.
