I'm considering wholesaling or flipping properties in Kauai.  Do you know if there are any laws prohibiting wholesaling?  If not, would you happen to know how often wholesalers there typically must resort to double closings, as opposed to assigning contracts?  How many successful wholesalers have you come across in Kauai?  Are there more successful flippers than wholesalers there?  Lastly, I'm intending to also house hack a residential (2-4 unit) small multi-family property.  Would you have an idea as to the availability of such properties, price ranges, and my chances of cash flowing on them?
