Asking West LA experts: Thoughts about Playa del Rey

When do you think Playa del Rey will catch up in prices?

Even Westchester which has pretty much the same Airport nuisance as PDR but with no ocean view property and no walking distance beach, has progressed faster. Both communities averaged around the same price/sqft for a decade until 2017 both at $600/sqft. 2 years later Westchester is about $750/sqft while PDR is only $650.

Since ever I hear PDR is the great next boom in LA, but no significant change yet, not in comparison to MDR, Venice and not even Westchester. Here's a LA Times article 2 years ago predicting the imminent growth which didn't occur.

Do you think LAX is the reason why it will never catch up with the neighboring communities, or something else holding?
