River Island, Lathrop - Investment

I have SFH in Pleasanton and I am looking for investment properties and Lathrop caught my eyes. I like the neighborhood and the property backing up water but it priced very high. Given the current interest rate and the property price, I don't think it's an ideal investment but we have a nagging agent who keeps following up with us saying we are missing an awesome opportunity. I don't have any facts there. I see so many homes on Zillow listed for rents currently. It seems many are investing in SFR in Lathrop and wanted to hear others thoughts on this? Is this a good investment to make? My agent claims he can get $5500/month as rent which seems very unrealistic for me considering the proximity to the Bay Area.
