Chicago rents are up 8.1% YOY and came in 2nd out of 100 largest US cities. Pretty impressive growth! See chart below...

I recently rented a 3/2 duplex up for a client in Little Village at $2000. Had a Avondale client get $2350 for their 2/1 and rented my own small 560 sqft 2/1 in rogers park at $1700. Lots of room to cashflow if you rehab and bring rents to market rates.
