Hiring a 3rd party consultant for BRRRR projects

Hi All, it recently came to my understanding that FHA 203k consultants can be hired privately outside of 203k projects. As an out of state BRRRR investor, I find this interesting because it would be nice to have a qualified 3rd party professional create a scope of work and also perform thorough inspections throughout the rehab process to ensure work was done properly rather than just relying on your GC for quality control. I am curious as to if anybody has done this before or have any other ideas on what other 3rd party resources can be leveraged to create a detailed scope of work and also perform thorough inspections to ensure work is done to code (outside of the GC). Thank you!

    Yes, you can hire a 203k consultant privately, and it’s a smart move for out-of-state investors. They’re trained to create detailed scopes of work and can perform inspections throughout the rehab to ensure quality and code compliance. Other good third-party options include independent home inspectors for phase-by-phase checks, construction managers or retired GCs for project oversight, architects or engineers for structural changes and some property managers who offer rehab oversight before leasing.
