Starting My Direct-to-Seller System – Would Love Advice on Tools, Flow, and Pitfalls

The Tools I plan to Star With:

  • PropStream – to pull targeted leads (absentee, vacant, preforeclosure)

  • BatchSkipTracing – for accurate phone numbers, unless i use propstreams skip tracing??

  • CallRail – to track and record all calls. Is this necessary?

  • REsimpli – CRM to manage lead stages and follow-ups

I’ve also built my own deal analyzer and property walkthrough checklist in Google Sheets.

My Game Plan:

  • Pull 500+ leads/week

  • Skip trace and load into REsimpli

  • Use CallRail for all seller calls/texts

  • Reach out to 30–50 sellers daily. Maybe not enough?

  • Track everything, book appointments, make offers, repeat

I'm shifting away from MLS and wholesalers to go fully direct-to-seller. I know I'll learn by doing, but I'd really appreciate feedback from those who've done this already.

Would love your advice on:

  • Structuring daily/weekly outreach workflows

  • Issues you’ve run into with these tools

  • Managing follow-up over weeks/months

  • What worked (or didn’t) when you made the same shift
