@James Wise has a whole office full of agents that specialize in buy and holds.. wholesalers by and large will waist an inordinate amount of your time unless you find that one needle in a haystack. issues being 1. don't know values as well as a good realtor 2. just guess on rehabs 3. usually over price their stuff 4. have no real control over the asset. 5. selling real estate in OHIO without a license you have limited recourse against them I think anyone buying FSBO or wholesale better know what the they are doing other wise loss's will occur.

With a realtor license I'm limited to the state mandated commissions. And some homeowners choose not to work with an agent! I appreciate your council, but please don't be abrasive!

Exactly! I believe "unlicensed broker" is a more descriptive term. They are operating as an agent without a license. I prepared a formal complaint today that will be mailed in the morning to DBPR. These people are a public nuisance often victimizing the people they claim they help. Same story...different day. OH cracked down on them hard. I just wrote a letter to our governor outlining how this hurts sellers, how they are skirting laws, etc. We have one cheerleader on BP in OH that has promoted illegal activities. No surprise. No license, no accountability, etc. I've seen enough of the "subject to my partners approval" garbage...some even promoted by a FL licensed agent.

I tried to work with wholesales for quit a while... never found one that was not a waste of time, or violating license law daily! ... by the way, THERE ARE NO STATE MANDATED COMISSIONS IN OHIO, ... except that without a license it is illegal to pay or receive any commissions on real estate. Ron, To be clear, without intending to offend anyone; I personally do not believe there is a "right and legal way" to ethically wholesale real estate... without a license, and certainly not with a license. However, as with unlicensed property managers, the Ohio Division of Real Estate is reactive, not proactive in their enforcement; meaning that they only react when a complaint is filed. Like others have said, contract law allows people to assign a contract within the law... but that does not make it right to take a property from a widow for a fraction of its value when one is pretending to help her. @Jay Hinrichs So you're saying you're the govt? Isn't that the Govt responsibility? The Donald might be changing democratic state a bit... I am prepared to close every contract I write, and I wholesale LEGALLY in Ohio, pretty sure @Bob Collett forwards all of my email blasts to the state. I have worked with them on doing it legally and I haven't heard from them in sometime now. Why aren't you guys after hard money, isn't that more or less predatory lending?

I agree with Jay. Talk to the people that ARE doing the business and forget the others.@James Wise knows that market working in it. He can help give you HONEST guidance where others tend to exaggerate. You should be asking for REAL ESTATE rock stars LOL!

Call the bandit signs around town and tell them to be on there wholesale list. The more contacts you have the more deals you will find. Once in a while I will wholesale a deal but I usually fix rent flip.
