Flip Market Analysis

I have right of first refusal to an associates property in Charleston. The basic numbers should like this could be a decent flip, but I'm unfamiliar with the area. I'm in Columbia so the travel time and managing my crews at that distance isn't a concern.

It's on Linda St, 29405, which looks to be an established working class neighborhood, close to Mark Clark and Boeing's plant. Seeing some different numbers for sales but appears area has some movement. 

Just looking for any insight into the area, and what the potential for adding on would be, or stick with a basic rehab. I'm planning to come down Thursday or Friday this week if anyone wanta to meet up for a few.
