Wish there was a "one-stop" tool for market research 🤔

Hey everyone,

I’ve gotten pretty solid with the numbers side of investing, but I’m still struggling with the research side.

Right now, I feel like I’m spending way too much time manually looking up things like:

  • Rental demand in specific neighborhoods

  • Local rental regulations / restrictions

  • Crime stats and school ratings

  • Average days on market for rentals

  • Housing authority info (for Section 8)

  • General “desirability” of an area

The issue: sometimes I’ll find a property that looks great on paper, but then realize I actually have no idea if people want to live there.

So my questions are:

👉 Do you all have a systematic approach to this research?
👉 Or is it mostly just experience + driving neighborhoods until you know?

Honestly, it would be amazing if there was a tool where you could plug in an address and get all this market intelligence in one place… but I haven’t found anything that comprehensive yet.

How do you handle the research side?
