Multiple RS10 Lot Conversion to MFH

Hey all,

In  my area I have seen a lot of RS5 lots being converted to RM-15A in my area in East Nashville.


I currently have multiple RS10 lots in a row. All are previously R10 until the big change in the late 90s. 

I know they are zoned SFH with just one meters (not grandfathered in with multiple buildings on same lot).


My question is. Has there been any success in rezonung RS10s to accommodate MFH new construction? As mentioned I am aware of the grandfathering if there were two previous structures meters but it looks like developers are buying RS-5s in a row and able to rezome multiple lots.


I feel like years ago (5-8) there was a big stick about either R10 or RS10 lots but don’t have the info.


Thought  I’d ask the hive mind

Email Metro Planning. We tried to rezone a lot but found out that it was under a 'Urban Neighborhood Evolving Policy' in the due diligence phase.
