Seeking Winston-Salem BRRRR guidance & connections (prepping for August visit)
Hi everyone.
I’m Mike, 48M, based in California. I currently own two properties here but have zero BRRRR experience. I’m looking to establish a new investing hub in Winston-Salem using the BRRRR strategy and want to make sure I do it right from the start.
I’m not looking to rush into deals or figure it out alone. My goal is to start learning now, connect with local investors, and build relationships with solid agents, contractors, property managers, and lenders. That way, by the time I visit in August, I’ll already have appointments lined up to meet people in person and continue learning face-to-face.
I’d also greatly appreciate connecting with anyone in that area open to sharing real-world insights or providing mentorship (formal or informal) as I work through my first few deals. Even if mentorship isn’t possible, any local recommendations or connections would be a huge help.
I want to avoid costly mistakes and do this the right way, especially since this involves using assets that I don’t have leeway on messing up .

@Mike Santos Your two biggest challenges:
1) Buying Remotely: avoiding being taken advantage of and sold a property in a bad area or that has lots of hidden costs.
- Get a great inspector!
- Invest some time in studying the area, so you can't be sold something mis-identified.
2) Renovating Remotely: doing unnecessary improvements, being overcharged and dealing with bad workmanship.
- Use same inspector as above to inspect and confirm what's actually done & workmanship BEFORE paying contractors.
- Learn Maintain to the Neighborhood concept by viewing competition on Zillow pics. Do NOT improve something just because you like it.
- Controling costs is not just getting 3 bids and going with the cheapest. Anyone can call the companies with the most advertising, but you'll be paying for their ads via higher prices. The most affordable contractors don't advertise, so you have to network your way to them.
