First Direct Mail Call

Well I just took my first ever direct mail call and it seemed a little awkward haha, in the sense I feel the call was just to be taken off our list. Below is a brief transcript.

me- "Hello this is sean"

her- "Is christie there?"

me- "no, but may I help you"

her- "yes i received a letter from you and christie"

me- "yes what property are you calling about"

her- " (address) what would you be able to afford/"

me- "well would you be willing to let me come over and look at the property?"

her- "well do you have a home or is this for an investment"

me- "it is for an investment"

her- "oh I am not interested right now, I keep for rental income"

me- " I understand, well if you would be interested we would be willing to do a seller financed deal so you could continue to receive monthly payments"

her- "no I think I'll just hang on to it and I will call you if anything changes"

me- " no worries have a nice day"

her- "you too, bye"

This was exchanged in both very friendly tones on both sides with no awkward silences. How do you think it went? what could I have done differently? Any advice on where to go from here?

I figured I would move her to an every 6 month mailer or maybe every year?
