Hey everyone, I’m very new to BiggerPockets and new to real estate investing as well. I wanted to see what was to most effective way to analyze deals for buying and holding properties. I want to make sure my properties cash flow and I don’t spend too much on the property. What’s the best way to practice?

Hey, I'm new at this too so take what I say with a grain of salt.... Currently I'm reading "What every Real Estate Investor Needs to know about Cash Flow" by Frank Gallinelli and it seems to be very informative. I would check the book and his free excel sheets out. If any experienced investor has any negatives about the book I would love to hear...
