Investment Info:

Single-family residence buy & hold investment in Kelliher.

Purchase price: $75,000
Cash invested: $17,000

This was a home run no brainer off market deal. The person I bought it from wanted me to come check out their home they purchased the year before. I checked it out and jokingly said whenever your ready to sell it I will pay you $10k more for it than you bought it for. They called me up 6 months later asking if my offer still stood.

How did you finance this deal?

Bank

How did you add value to the deal?

Paint, new counter tops, placed doors, and minor updates
