Investment Info:

Single-family residence fix & flip investment.

Purchase price: $112,000
Cash invested: $25,000
Sale price: $189,900

This essentially was a wholetail. The property needed little to no renovations. We updated the kitchen, replaced the flooring, gave it new paint, and did some landscaping. Our crew had this completed in less than a month.

How did you find this deal and how did you negotiate it?

We acquired this property from our wholesaling marketing and decided the numbers made sense to do a wholetail.

How did you finance this deal?

We had a private lender who didn't require points up front, just his interest on the back end.

What was the outcome?

The outcome was great on this one. The rehab was completed very quickly, and we went under contract within days of listing it.

Lessons learned? Challenges?

There weren't any really with this one other than us hoping and praying we would target a military family with the town being so small, but having an Air Force base close by.
