I smell a rat in this offer. What do you think ?

Hi there.

I have listed a property offering seller financing. Asking price $359k. 20% down, 7% interest rate, 30 years term $2,000 a month payment. Balloon in 3.5 years.

I received the following offer in which the buyer doesn't want to pay interest: $400K purchase price, $100k down payment, $2,000 a month, 0% interest, balloon in 3.5 years. Should I take this offer or not ?
