Help: Land Development

Hi!

I'm a licensed agent and have done work with commercial, residential, and investment property. I have a client who has land who wants it developed into a brewery/winery in which he retains ownership of the land to earn from the cash flow. I have no experience with land development. I'd appreciate any guidance on how to move forward in working this kind of deal.
