Best cities with pop of 500K or more for highest combo of cashflow/appreciation??

Looking for opinions on the best cities with pop of 500K or more for highest combo of cashflow/appreciation over next 5 to 10 years and with median home prices under $350K. I will be buying new or very new homes or duplexes with a 1031 exchange. I have my favorites, but want to know other opinions.

hello.  i haven't look at your other posts but i am assuming you are already an investor?

i generally don't think this is the right way to pick a market.  i'd try to buy as close to where you live as you can, whether that's 2 minutes or 2 hours, instead of picking a random market potentially thousands of miles away.
