To sell or not to sell

Tony Dalton
Posted

Investment Info:

Small multi-family (2-4 units) buy & hold investment in Astoria.

Purchase price: $765,000
Cash invested: $50,000

I bought (and have since paid for) a 3 fam in queens NY over 10 years ago. I believe it’s now worth over 1 million. Rent roll is under market, but stable. Question is, should I sell or hold for longer?

@Tony Dalton  Deferring taxes is one of the benefits of conducting and exchange.  The reasons why investors do so are completely different.

I often work with individuals who reposition to a different property type or geography that might have more of an upside than where they originally owned.  Others are looking for greater cash flow, while many seek to retire from active management.

@Lexi Teifke is spot on with financing.
