Purchase price: $208,000
Cash invested: $80,000

2 bedroom 2 bath villa in a condo association.

What made you interested in investing in this type of deal?

Location is 2 miles from beach and major shopping area called 5th Ave.

How did you find this deal and how did you negotiate it?

How did you finance this deal?

Conventional

How did you add value to the deal?

Remodeled kitchen, new roof and paint.

What was the outcome?

Rental for $1850/month

Lessons learned? Challenges?

Hurricane repairs, loss rent for a period of time.

$250-350/month - condo fees cover water and landscaping. If fees go up then cash flow gets reduced..

If fees go up then cash flow gets reduced..

& that never happens :)

our friends just had a $100/month increase in Clearwater.
