Investors in new LLC

Hi, my wife is starting a LLC for real estate investing with another partner! They want to add investors to the LLC to afford to buy their first property with positive cash flow and better interest rates! Can they take money from investors for the down payment by signing an agreement to provide a share in the property based on their investment!?
