When it comes to handling vendor payments on behalf of property owners, what process

Hi everyone,

I'm fairly new to the property management side of real estate and would love to get some advice from experienced leaders in the industry.

When it comes to handling vendor payments on behalf of property owners, what process do you find works best?

  • Do you bill the owner directly and have them handle the vendor invoice?
  • Do you set up access to a dedicated owner account for payments?
  • Do you manage payments through a credit card or payment method kept on file for the owner?
  • Or do you use another method altogether?

I'm eager to learn what systems others use to keep things transparent, efficient, and professional with both owners and vendors.

Our goal is to add value to our owners. 

It sounds like you are looking to keep your out-of-pocket expenses to a minimum. We pay all of the bills and take it out of the rent. We do not keep reserves although most PMC's do. In my opinion this is the most straight forward, and easiest accounting that you can have.
