Calculater Bad? Sell Your Home or Keep It As a Rental: “Average Joe” Analysis

Seems to me this calculator has a lot of flaws.  


1) Calculating equity = value + mortgage balance instead of value - mortgage balance

2) Sign backwards when using P&I into PITI calculation.

Think I saw flaws with this, which made me doubt the rest of the spreadsheet.  

Am I way off base on this?
