Hey everyone, I’m based in Birmingham and I’ve been noticing what feels like a slowdown in local investor activity—fewer flips hitting the market and less aggressive offers on multifamily units.

Is anyone else seeing this?

Curious whether this is seasonal, rate-related, or a sign of bigger shifts. Would love to hear from those actively tracking trends or investing here too.

 It's not just Birmingham. It's nationwide. We're seeing it everywhere from Cleveland to Columbus to Detroit to Cali.
