Need your take: off-market lists as a service

Hi everyone,
I’m exploring an idea and wanted to get honest feedback from this community.

Right now, most investors who want off-market leads (like tax-delinquent, vacant, probate, absentee, etc.) use monthly subscription tools (PropStream, BatchLeads, etc.). But I’ve noticed some agents and smaller investors don’t want to pay for those subscriptions or don’t have the time/tech skills to use them.

The service I’m considering would work like this:

  • - You fill out a simple form with the ZIP code and type of property you want (ex: tax-delinquent).

  • - I do the searches, run skip tracing, and deliver a clean CSV list with owner contact info within 24 hours.

  • - No subscription, just pay per list/record.

Do you think investors/agents here would find value in that kind of service? Or do most of you prefer to just use the familiar subscription tools yourselves?

Thanks for any input, I really appreciate your perspective.

Hello @Maor Sabag,

For agents and investors who have ways to pull/analyze data and have a dialer system already, your service would be valuable. 

It would just come down to pricing at that point.

If you're targeting people with no access to other tools (property data, calculators, dialers, etc.), you may have challenges competing with other platforms with more features.

That said, there is only 1 way to find out, begin working with a 'pilot' group and gain first-hand experience. Find potential clients and ask for feedback.
