Looking for feedback on a househack analysis tool I want to build
Hi all! My name is Joseph and I live in the Washington DC suburbs area. Ive been house hacking for about 3 years now, buying my first property in 2022 and then buying a second in 2023 and moving into that. Everything in the journey from researching property listings to closing on the deals to being a property manager has been a lot of work but very rewarding. Ive noticed, however, that most property analysis tools and search sites out there don't really consider house hacking in deal analysis. Rather, people either assume you A) live in the property as a primary residence or B) rent the whole thing out. House hacking presents that unique in-between that is often times ignored by a lot of online calculators and analysis sites. During my property search, I found myself using basic excel/google sheet math to analyze my deals because I had to account for room rental income as well as utility costs. Both of which aren''t included in traditional calculators.
Because of this, I have been looking to build a basic house hack analysis software that can help analyze and organize deals so that investors like myself would have an easier time tracking what the best property to buy is.
It would be able to do things like:
- Search active listings and calculate monthly costs, as well as monthly income from room/unit income.
- be able to modify the parameters of each room (Bigger rooms bring in more income, smaller rooms dont. Walkout basements the most income, etc)
- In the case of duplex/triplex/quadplex, it would just apply the estimate income for those individual units for income.
- estimate and track utility cost usage to include in monthly costs.
- Save and organize these deals in a simple spreadsheet format
With that being said, I am wondering if you guys think this is something worth pursing and/or you can see yourself making use of such a tool? Would features in that list would you find useful. Or what features am I missing that you'd find useful?
