Deal Analyzing Help

It is a duplex and I would be looking to house hack this property for at least 2-3 years than moving and fully renting out the property. Where I am getting stuck is that everything looks good to me except for its not cash flowing. The cap rate is just shy of 7% and looking at other similar properties that have sold in this same area this one seems to be a good deal. Am I overlooking something or is this just not a good investment?

The property has new roof/siding in 2025, new hot water heater, windows, furnace within last 3 years. As well as both units have been renovated pretty much completely. It is also in a great location.
