Furnishing Midterm Rentals: What’s Worth It and What’s Not

I see a lot of hosts overspending on their MTR setups — and half of it doesn’t even matter to tenants staying 1–3 months.

Here’s what I’ve learned after setting up and coaching dozens of MTR units:

✅ Worth the investment:

Quality mattress & blackout curtains

Fast Wi-Fi (non-negotiable)

Workspace area (especially post-2020!)

🚫 Not worth splurging on:

Fancy wall art (most guests barely notice)

Premium cookware (unless targeting execs)

Expensive rugs or decor pieces

Focus on comfort and function — not Pinterest.

What’s one item your guests always appreciate that you didn’t expect?
