New Wholesaler With Questions.

Hello Everyone My Name Is Rosendo Castellanos I Am 21 Years Old And Live In Austin Texas. I Have Been Learning About Wholesale Real Estate Via Youtube University And Social Media Platforms. I Am Willing To Do Anything To Be Successful In This And I Am Looking For Experienced People To Help Me Along The Way. I Want To Try And Get My First Deal By The End Of This Month I Am Tired Of Working At A Warehouse My Mental Health Is Taking A Hit From Doing The 9-5 Grind. If Anyone Is Willing To Help Me Or Have Some Advice Id Really Appreciate It. I Have Strategies In Mind To Start Getting Leads.

Wholesaling is a long game. Don't expect to get a deal within 30 days, spend most of your time on education or JV with someone to help them dispo a deal.

 Hi Rosendo! I am in the Austin area! Great job being so dedicated at such a young age! Id be happy to give you some suggestions on how you can get started! There is a great book out there that you've probably never heard of and it gives you the entire process step by step. Like the book says this is what you do first, this is what you do next and this is HOW you do it. If you are looking for a blueprint this is it. And of course feel free to reach out any time and ask questions! I am happy to help. Austin is a tricky market to wholesale in so I can give you some pointers that will save you a lot of time!

Hey @Rosendo Castellanos,

It's great to see how motivated you are. Just like @Eliott Elias said, wholesaling is not a "get rich quick business"; it takes time to structure your marketing channels, build systems, and achieve consistency. People give up on wholesaling because they set crazy expectations, thinking that it's an easy business to do. With that said, sure, you can probably get one deal without investing money into marketing, but that won't last. Spend most of your time on education, improving your communication and sales skills, learning about the different marketing channels, networking, and building relationships in the industry.

Get your real estate license, hook up with a Realtor that offers extensive training, and learn the real estate sales and brokering business.  “Wholesaling” as the term is commonly used now, is a very limited type of real estate brokering. REAL wholesaling involves PURCHASING properties at a wholesale price, and reselling them at a retail price, completing the purchase of the property and holding a portfolio of properties in inventory for sale at profitable markups.  The term “wholesalers” is now used for people “brokering” properties that either are difficult to sell through licensed brokers because either they are too low priced to be profitable at 6% commission or they need too much work to attract the homeowner type buyer.  

While in my experience “wholesalers” can and often do provide a valuable service, the rewards are anything but easy to obtain, certainly nowhere like the hype being put forth by people wanting to sell books, seminars and mentoring systems.  I believe obtaining a real estate license and working for a while as an agent is A LOT better way to begin a real estate career.  If after some years having gained the necessary knowledge and experience to be successful you want to migrate into establishing a wholesaling business, you would have an infinitely better chance for success.
