Virtual wholesaling setup advice to scale

Hi,

I want to set up a virtual wholesaling business. By this I mean I want to be able to do this from my laptop from anywhere in the world, as I come from ecommerce and affiliate marketing and I am accustomed to this. I am not averse to doing the first couple deals myself, but I am mostly interested in this because it is scalable and so I will need systems and VAs for this to work properly. I am also not averse to spending a little bit of money, though I want to keep it under control.

I have a list of the top 25 best real estate markets of 2025 (YouTube guru, hah). I will probably start with one of these markets. Maximum 3.

I am comfortable with comping and making offers.

I have been a digital marketer for a decade and I see a lot of opportunity in this space to do well with marketing. For this reason I am not really interested in bandit signs or these more low-tech high-labor methods. I am interested in using direct mail, Google, Facebook and some sources I won’t disclose ;)

I would like to keep it to high quality inbound leads to keep my sales staff happy and motivated, though we could potentially go the cold calling / cold sms route if necessary. For this I would probably use an AI dialer to set appointments, which would then go to an acquisition agent human. The only one I have seen so far is Rizzdial and while the product looks cool, the website is half broken and I’m not sure if I trust it. Are there others? I mean ones that can actually have a live conversation and keep looping back to setting an appointment. 

I heard (from another YouTube guru) that the ideal ratio of acquisition agents to disposition agents is 2:1 . I have some VAs, but I’d have to hire new real estate specific ones, but the going rate seems to be $200/week for them. So I’m looking at $600/week for a team of 3. At what point is it necessary to hire a transaction coordinator? I am not sure if I should interview people on onlinejobs.ph and upwork or just go with an agency like REVA. 

I also heard that an acquisition agent can handle 20 leads per week comfortably without burnout. With 2 of these agents I would be looking at 40 leads per week. If those are inbound leads and we close them at 5% (unsure if realistic) that’s 8 closed deals per month at an average of $15k fee per deal, which is $120k per month. While I would like to scale to this within 6-9 months, it seems maybe a bit overkill for starters. But I can’t hire fewer people unless I, for example, only hire one acquisitions agent instead of 2, which throws off the magic ratio.

Generating 40 leads per week will cost $200-400 per lead (realistic?) for inbound and that’s $8-16k per week in ad spend. I am comfortable doing this within a few months but right out of the gate it’s a bit much when I’ve never done this before. I will probably spend only $2k per week or something out of the gate and just accept that my VAs will be operating at low capacity. I don’t know.

Does this plan seem doable or totally insane? Any advice is appreciated.

What software do I need to make this work? I will need a CRM I guess, plus maybe an autodialer and an sms service. I know several of the CRMs but unsure which is best. I have heard Xleads is great for auto dialing and sms if we go that route. Also batch dialer and batch leads but I don’t know the pros and cons of each.

Is there any software I am missing?

The part I am most nervous about is disposition. I do not have a buyer list. My strategy was going to be 1) Craigslist 2) biggerpockets classifieds 3) Facebook marketplace and Facebook REI groups - I don't have social media so will need my VAs to do this 4) investorlift looks amazing but is there some sort of approval process? I may be disallowed for being a noob. Is there anything else I should do? I know there is networking but that's a slow and labor intensive process and requires me to physically fly to the markets I will be sourcing in.

I am not too worried about bleeding $600/week on VAs for potentially months while we work out the kinks. 

I should mention I will also give the VAs commission when deals are closed.

I would like to start with 1-3 deals per month and pretty quickly scale to $2m+ per year in volume once we find our footing. 


If anyone has any recommendations or opinions I would be extremely thankful.
