Wholesalers/Investors: How Are You Handling Lead Generation in 2025?

Hey everyone 

I’m curious how other investors and wholesalers here are approaching lead generation right now.

In the last 30 days, my team has made over 1,000 cold calls for clients and we’re noticing a shift:

  • Response rates are down compared to last quarter

  • Sellers are more skeptical, requiring more trust-building

  • Follow-up sequences are making or breaking deals

What are you seeing in your market?

  • Are you doing cold calling yourself?

  • Outsourcing?

  • Relying more on PPC/SMS?

Hi Yousef, our team focuses 100% on Google Ads (PPC) leads right now.  We've been running and optimizing our campaigns for the last 7-8 years and it's our #1 lead source.  In the past, we've done almost everything there is -- bandit signs, cold calling centers, direct mail, etc. -- but PPC has proven to be the highest quality and intent leads out there.

While PPC is expensive, the investment is worth it.  Going into it, we knew it would take some time and capital investment but we stuck it out and haven't looked back.  

Recently, we implemented an aggressive SEO strategy to pair with our PPC and we've seen almost a 60% decrease in overall cost per lead, which has been a gamechanger.
