Landlord insurance in Alabama

Kosh Vokter

I have landlord insurance with Liberty Mutual for a SFH in Alabama. The premium is going up by $500/year with the renewal approaching (have had no claims last year or prior on this property). I have shopped around last year but didn't find many insurance providers covering/underwriting SFH in Alabama, for some reason.

Any recos on insurance providers for Alabama?

Not sure about that. Maybe check and see if a personal liability umbrella policy would give you the same coverage. Or, if your management is in an LLC, just a general liability policy.

@Kosh Vokter Just about every took a rate increase this year with their home insurance policies. With the large increase in building materials and labor cost carriers are having to increase rates many times by double digit percentages. This is the only way they are able to stay profitable and in business. Luckily, their are quite a few options for insurance carriers in Alabama. Your best option is to work with an insurance agent that can quote your property with multiple carriers. This will save you time, energy and most importantly money!

Insurance Agent Florida (#W926465), California (#4254212), Arizona (#17305721), Alabama (#3000533059), Arkansas (#17305721), Indiana (#3433967), Kansas (#17305721), Louisiana (#832520), Michigan (#17305721), Missouri (#8478592), Ohio (#1090522), Pennsylvania (#899635), Tennessee (#2437182), Virginia (#1127377), and West Virginia (#17305721)

Kosh,

If your rentals aren't coastal (30-40 miles of the coast), then what you're likely seeing is exactly what Kevin Hoag mentioned in his post above.  As for folks not quoting landlord policies, that doesn't seem right.  I'm not aware of any major issues in AL when it comes to quoting "non-coastal" properties.  It may just be that you've contacted the wrong agent/s, and need to look for an independent agent who can shop many carriers on your behalf as Kevin mentioned above.  Good luck sir.
