I'm purchasing and owner-occupying a duplex in Austin TX and looking for a low monthly payment on insurance. Does anyone have any suggestions? Thanks!

Thanks, @Jason Bott. My suggestion to fellow real estate investors is always to use an Independent Agent (a Broker) because they will have the most access to specialty markets such as owner-occupied duplexes. @Jared Karns, feel free to PM me for more information.

High premises liability, low deductible your last 2 years of ownership at a min + lost rents You may want to consider a rental policy for entire property and a renters policy to cover your belongings for your side.
